We’ve heard a lot in recent weeks about the “moral hazards” that the de-regulated financial system was apparently rife with. An example is Liar Loans, in which big banks and insurance companies (notably AIG, Fannie, and Freddie) agreed to underwrite mortgage loans in which applicants were NOT required to show proof of income in order to qualify for loans of tens and even hundreds of thousands of dollars. Not surprisingly, if one does not REQUIRE that an applicant show proof of his income, he will PROBABLY go ahead and LIE about how much money he earns, ESPECIALLY if the more he lies the MORE money he gets . . .

Seems pretty obvious to me. But that’s not what makes it a moral hazard. It’s because the brokers and banks had no INCENTIVE to prevent applicants from lying on their loan apps that the situation became a moral hazard. What turned Liar Loans into a Moral Catastrophe is that Liar Loans, the bigger the better, racked up HUGE fees and interest for lenders and brokers, and there was NO RISK involved for the brokers or lenders (the CDS ponzi scheme took care of that) so long as the CDS scam was allowed to flourish. So, the crooks behind the desks at Mortgages-R-Us and Countrywide and AIG (and on and on) convinced a million or more Americans to buy, buy, buy as many trips to Disney World and new swimming pools etc etc with the cash they could extract from the equity in their homes using Liar Loans as the debit card.

Sure, lots of dopes lined up for $500,000 home loans and claimed to have incomes of $150,000 when it was really more like $70,000 but most people are afraid of lying TOO egregiously when their credit scores and homes are on the line. Even a modicum of common sense will stop a school teacher earning $60K a year from trying to finance a $1.5 million dollar home with zero down no matter HOW easy it may be to get the loan. No, the problem turned into a disaster when the brokers and banks decided to MARKET Liar Loans and push, push, push them as hard as they could to, in many cases, unsuspecting home buyers or refinancers, especially older, poorer, and more desperate homeowners. Because the banks KNEW they would never have to pay for their losses. And they were right.

Anecdotes are not data, I know, but when we refinanced in 2005 I believe we were sold a Liar Loan — the verification process amounted to not much more than a phone call — and the loan broker tried LIKE HELL to convince us to take out an ungodly amount of equity at the same time we were refinancing, as house values in our area had more than doubled since we first bought the house. Suitably terrified by the exploding ARM loan we were trying to get out of in the first place, we firmly declined the offer of seemingly FREE cash.

Thank god we did. Since then, home values have gone WAAY down but our equity, which was healthy to begin with, has gone UP. Whoopty-do for us, right? Well, there are lots and lots of people out there who were either more strapped for cash, less lucky, or a bit more gullible and they bit the too-good-to-be-true bait from the banksters hook, line, and sinker. And now many many of them are sinking. Or just walking away from exorbitant outstanding loans on overpriced houses that are worth a fraction of what they once were . . .

Many of those homeowners lied on their mortgage applications, or signed papers from a broker who convinced them not to worry about it (fuggetaboutit, ok?) and they are certainly not without blame. But here’s the big difference: the homeowners will have to PAY no matter what. Either they’re going to be scrimping and suffering to pay off a $500,000 mortgage for the next 30 years on a house that’s worth no more than $200,000, OR they’re going to be foreclosed on — lose their lodgings, their credit rating, whatever cash they invested in their home, and their pride. 

The banksters, however, will not only NEVER pay a penny for their crookedness or lies, they will GET PAID by the US Treasury so they can live to screw people another day . . .

Oh, and since they never had any shame to begin with they have none to display now.

The House always wins.

I may not be the best candidate to volunteer but I am very sure now that I want to volunteer for Domestic Violence. I have been consistently affected by stories I hear and my treshold for this is rather low. You have inspired me with the depth of your concern for these women everytime. Even my other half of the moment is encouraging me to do it – yes, we are talking.
Whatever it means, I will do this because I can’t walk away from your call anymore. I am just afraid that “I” will be in the way myself..being too emotionally involved. I will set my discomfort aside.

P/S: My employee told me she put up her friend (Spanish herself) in her house last night because her husband threw her AND her 8 month baby (in her arms) OUT the sliding glass door . She is going back to her husband today. My employee, swears she will go and pick up her friend from her house if she does return to her abusive husband.

Perfect picture up top to go with the thread topic. Did PerkyPuma find that one? I bought my condo exactly 2 years ago and had to show all kinds of proof of my income. It surprised me to hear of these liar loans. I’m selling the condo now because of the skyrocketing fees that have gone up over $200 in 2 years and will continue to go up while they continue an overly ambitious captial improvements program. New doors, new windows, new roofs, clean out sewers, cut down all the trees and pull down all the ivy. Of course with the market so bad and the fees so high, these condos are not selling despite the improvements. But you can’t convince the Board that they are feeing us out of the market.

Murphy: Here is another layer of the lie…a variation on the theme…which was running rampant before the you know what hit the big fan at the national level…

If you have included this in the above..I missed it so excuse me if you did.

My nephew who is an attorney–an honest attorney (good poor thing) did mostly real estate work. He told me on more than one occassion that he would get from local title and mortgage companies..supposedly all the “paper” that is required to sign off on a transaction and after he would review the paper…more than many times…one piece of important paper was not there…
Ready? A title trace…and when he would call about it they said oh don’t worry about that…he said (I can not tell you what he said) but told them essentially to shove it. He was not signing off of this without a title check…In other words ..houses were being “sold” that the so called seller really did not own..that’s right…got that? This is a version of an illegal flip. And when that title check was not done and when an appraiser..here are some more of the scheme…appraised that house or another house even with the title check abstract..the appraisal was way over market value and it gets better (worse)
Sometimes he would see paper where bank employees who acted as appraisers did this…

My nephew right now not surpisingly is struggling to get his business alive because it is all as one may say here…f…d up.

Any attorney who signed off on these things certifies that there is clear title and if he is wrong he can loose his liscense or be held accountable for all fudiciary losses and claims.

And a lot of this that I relate here with Freddie Mae and Mac…
loans..and houses.

2 Puma Sisters, I think the whole thing really IS a shell game and the toxic assets the banks are trying to hide really ARE close to worthless. Which means, eventually, the banks will fail. The very scary question is how much money will obama and geithner shovel out of the treasury between now and then?

the difference could be the difference between a real, if slow, economic recovery for the country OR (as I increasingly believe will happen) a degree of human misery not seen in this country in several generations.

hungry people will become starving people.
violent people will become killers.
the old, the sick, the young, and women will be increasingly vulnerable to violent attacks.
whole areas of cities will be unsafe to visit and utter hell for the people who live there.

Please tell your friend who wants to go get the woman back out of the house to call the local police dept BEFORE she goes. Violence is about power and control,the abuser will confront anyone who threatens to take that away. It is very volatile and escalates quickly.

It is so complicated. Survivors of Domestic Violence and Sexual Abuse have complicated lives.’

They not only deal with the direct threats to their lives, but often to their livelihoods, friends, family.

“Isolation” – with a sense that no one could believe everything that the abuser put them through… or are “capable” of… plus the living in a constant state of fear that there is “no safe place” is maddening for those that want the survivors to “start over” with abandon.

Having complete “Power and Control” over a woman’s life takes its toll – and the “damages” may or may not be obvious, but they are there.

Patience and being non-judgmental are the greatest attributes one can bring as a support for such women.

mountainsong seems to understand all of that… has great patience and compassion… and probably goes through her own “traumas” and emotional ups and downs as a result of the support she provides.

We never know the full story on the other side of these computer screens.

I admire your heart. It takes a big one.

my grandfather says he saw a few people starve to death in a New York basement apartment that he lived in (with 30 or 40 other immigrants and their children) when he first came to the USA in the early 1930s . . .

#15Murphy: I had a friend who worked for one of these sleze title companies and the FBI many months ago..almost more than a year came in and took all the company records..This succor is still operating without her name on the company but somebody elses. All my friend did there was answer phones package empty paper packages and pay attention! That attention got her out of there without being charged with anything but she did along with others have to appear at a grand jury and she told the truth…what she saw and heard.

and you’re right — honest, frugal, and scrupulous people who didnt sign up for anything fishy the last 10 years have every reason to feel bitter and frustrated that THEY have to help pay for this mess.

and now that whatever trust in government may have existed (even if it was only a tiny amount) is GONE, it could get ugly.

in a number of those calls unless they took that so called “free money” …They did not bite..thank God…finally got one without the bs attached. They had to search for one.

Tried to do the sam ewith me when I refinanced 4 or 5 years ago… home value quadrupled and they wanted me take out a larger loan… new car? boat? vacations? education? nope. nope. nope. nope. I just wanted to get my interest rate and monthly payment down. Went from 30/8% to 15/5%. Even then, my mortgage payment ended up being a few hundred dollars more than they said it would be. Luckily I’ve been in a position to afford it. Had I not, I could have been in deep yogurt.

Funny thing is NOP, it was the guys that clued me in. The guys are the ones who referred to this certain behavior as “that’s just so-and-so swinging his DICK around”. Two women were found dead in their house in the earthquake in Italy. The house was cheaply built, but they had just replaced the roof. The new roof was too heavy for the house (probably red tile since most of them are) and the house collapsed on them. An official said inspections were not good in Italy. The family dog refuses to leave the house and there was video of him laying in the rubble, stressed out. Saw this on PBS Newshour. Sad.

He was very tall and when he was in the office of another male manager, he would put one foot up on their desk and show his crotch to them. #5 Big Cat Lover I know what you mean about the high condo fees. When I lived in Miami, they started out at $108 and when I left they had gone up to over $350. I would never live in a condo again because of the association fees. I remember when Carter was in and the interest rates were so high, there were literally thousands of fabulous condos off the water for $60,000 but you couldn’t afford the fees. They were more than the mortgage payment.

#8 NOP I was involved in one of those scams in Miami. My boss was an attorney and he came back from court one day and told me someone bought a house for $100 and I said, Wow. So, I started doing all this research on foreclosure sales and found this one that had a balance of $1500 on the second mortgage. So I went to the sale, started bidding and this sleaze bag atty was bidding against me in increments of $1.00. I was bidding $100 at a time. When it got to the mortgage amount of $1500, he stopped bidding and I owned the property. But then he following me around and told me that the mortgage had been satisfied, I didn’t own it, and I said then why did you put it up for sale? To make a long story short, I had to sue because they filed a pleading to keep me from getting the property. The poor sucker who owned the house was Hispanic and didn’t know what in the hell happened but I didn’t know that until later. The attorneys had falsified a Satisfactin of mortgage. I had to file suit and it went all the way to the FL Supreme Court. I wasn’t going to let those bastards get the house. But if I had not worked for an attorney,I would not have known a thing.

I’m sorry~~~I’m having a hard time keeping up today. I can’t even finish my dinner. I just got off the phone with one woman and another called.
I spent 4 hours today on the Domestic Violence Hotline.
This is pandemic, I mean TOTALLY OOC (out of control)
I spend all day trying to defelct womens lifetime notion that because they’ve never known anyting but abuse from anyone and everyone who ever told them they loved them , the notion they are some second class kind of human being that they think they are basically worthless pieces of shit.
It’s a fucking LIE!!!
Wheter you believe in God, a higher power, a Creator, whatever you are a beauitful, lovely child of the Crator and EVERYONE devervs and has a birthright to mature in the full beauty and purpose of the Creator’s DESIGN.

#73 Mountainsong It takes a lot of guts to do what you are doing. I don’t think I could do it, it’s too stressful. I have a friend who works the AA hotline and she is a mental case after answering the phone all day. She is on heavy duty medication as she was also abused as a child.

Ugh… over the past week, the NY Times has been giving me increasing nausea again. Yesterday it caused me to throw up a little in my mouth…. that is what I get for going back there… a lifelong habit is so hard to change… but now that we know it is nothing but a propaganda organ it should not be so hard now, should it? The choice is clearly between having a healthy gut, or gastric upset and hurling… I sure hope I can stick with it.
